Deed Restriction Violations to Legal
There was a discussion of the 10 addresses Grothues emailed to the board on June 10th. Grothues recommended that these homeowners be sent certified demand letters for outstanding deed restriction violations. There was discussion about several of the addresses.
Collections
There was a discussion about the 5 addresses with past due account balances in excess of $1,000 that were included in Martin’s June 9th email to the board. Martin recommended that these addresses be sent certified demand letters.
59xx Bent Bough
The Board discussed the compliance agreement HS drafted for the homeowner and Board to consider. Per the draft, the homeowner would agree that the current fence is in violation of the deed restrictions and that if/when the fence is replaced, it must be moved back within the setback requirement per the deed restriction. There is also a provision that deals with what is to happen if the house is sold in the interim. There was a discussion about alternatives to HS’s recommendation.
55xx Arncliffe
Grothues reported that no additional construction work had been done on this lot and nothing has been submitted to the Board within the last month. She also stated that she would like to recommend having another letter sent to the property owner as a reminder to submit the information previously requested to the Board. She also noted that she has not seen a new permit granted per the City of Houston’s weekly email of permits granted.
76xx Antoine
The Board discussed the residency issues related to this home. IFCIA is currently corresponding with the homeowner and has requested information that would help the Board determine if the home is part of the program that the homeowner claims it is. The last letter sent asked the homeowner to provide the requested information within 15 days or that IFCIA would consider taking legal action.
56xx Cone Crest
Grothues informed the Board that primer has been put on the plywood type siding of the garage and that the brick on the front of the house has been painted white. HS sent a cease and desist letter to stop any moves to demolish the garage. The issue related to the shed built in the backyard was previously forwarded to HS.
Other
DeRousse asked about trimming a bush on the Victory esplanade at Maple Tree. It obstructs the view when you are on the east bound side of Victory and turning left onto Maple Tree. Grothues said she’ll talk to Poli DeLeon.
Adjournment
With no further business to come before the Board in Executive Session, the meeting was formally adjourned to General Session at 8:10 pm.
